Ducks Quack - Eagles Soar.....

Soaring in BusinessA like-minded friend sent me this story this morning. It is a story that I love and haven't read for a very long time. Apply this story to your real estate business (or any business for that matter) and watch your business grow - guaranteed! 

What is always so fun is how the right things or people turn up at the right time. Just this morning a few of us were talking about a book that is mentioned in this story "You'll See it When You Believe It" by Wayne Dyer - then this story showed up about an hour later.  I knew it was one that needed to be passed on to touch just the right people! 

 

Read on - it's worth it!


No one can make you serve customers well....that' s because great service is a choice.

 

Harvey Mackay, tells a wonderful story about a cab driver that proved this point.

He was waiting in line for a ride at the airport. When a cab pulled up, the first thing Harvey noticed was that the taxi was polished to a bright shine. Smartly dressed in a white shirt, black tie, and freshly pressed black slacks, the cab driver jumped out and rounded the car to open the back passenger door for Harvey .

He handed my friend a laminated card and said: 'I'm Wally, your driver. While I'm loading your bags in the trunk I'd like you to read my mission statement.'

Taken aback, Harvey read the card. It said: Wally's Mission Statement: To get my customers to their destination in the quickest, safest and cheapest way possible in a friendly environment. ..

This blew Harvey away. Especially when he noticed that the inside of the cab matched the outside. Spotlessly clean!

As he slid behind the wheel, Wally said, 'Would you like a cup of coffee? I have a thermos of regular and one of decaf.' My friend said jokingly, 'No, I'd prefer a soft drink.' Wally smiled and said, 'No problem. I have a cooler up front with regular and Diet Coke, water and orange juice.' Almost stuttering, Harvey said, 'I 'll take a Diet Coke...'

Handing him his drink, Wally said, 'If you'd like something to read, I have The Wall Street Journal, Time, Sports Illustrated and USA Today....'

As they were pulling away, Wally handed my friend another laminated card, 'These are the stations I get and the music they play, if you'd like to listen to the radio.'

And as if that weren't enough, Wally told Harvey that he had the air conditioning on and asked if the temperature was comfortable for him. Then he advised Harvey of the best route to his destination for that time of day. He also let him know that he'd be happy to chat and tell him about some of the sights or, if Harvey preferred, to leave him with his own thoughts...

'Tell me, Wally,' my amazed friend asked the driver, 'have you always served customers like this?'

Wally smiled into the rear view mirror. 'No, not always. In fact, it's only been in the last two years. My first five years driving, I spent most of my time complaining like all the rest of the cabbies do. Then I heard the personal growth guru, Wayne Dyer, on the radio one day.

He had just written a book called You'll See It When You Believe It. Dyer said that if you get up in the morning expecting to have a bad day, you'll rarely disappoint yourself. He said, 'Stop complaining! Differentiate yourself from your competition. Don't be a duck. Be an eagle. Ducks quack and complain. Eagles soar above the crowd.'

'That hit me right between the eyes,' said Wally. 'Dyer was really talking about me. I was always quackingSqaking and Complaining Gets More of the Same and complaining, so I decided to change my attitude and become an eagle. I looked around at the other cabs and their drivers... The cabs were dirty, the drivers were unfriendly, and the customers were unhappy. So I decided to make some changes. I put in a few at a time. When my customers responded well, I did more.'

'I take it that has paid off for you,' Harvey said.

'It sure has,' Wally replied. 'My first year as an eagle, I doubled my income from the previous year. This year I'll probably quadruple it. You were lucky to get me today.I don't sit at cabstands anymore. My customers call me for appointments on my cell phone or leave a message on my answering machine. If I can't pick them up myself, I get a reliable cabbie friend to do it and I take a piece of the action.'

Wally was phenomenal. He was running a limo service out of a Yellow Cab. I've probably told that story to more than fifty cab drivers over the years, and only two took the idea and ran with it. Whenever I go to their cities, I give the m a call. The rest of the drivers quacked like ducks and told me all the reasons they couldn't do any of what I was suggesting.

Wally the Cab Driver made a different choice. He decided to stop quacking like ducks and start soaring like eagles.

Moving a household across town or across the country can be stressful. I recently had the opportunity to Susie Hudsoninterview Susie Hudson of Olympian Worldwide Moving & Storage. My goal was to ask her some of the most frequently asked moving questions in order to help our homebuyers and sellers make sense of the moving process. 

1 - I've never hired a mover before - how does it work? How would I know if I'm hiring a good mover? 

I always strongly recommend that the consumer check with the Better Business Bureau to see the company's rating, or whether they are even listed with the BBB. Olympian Worldwide Moving & Storage has an A+ rating, something we're very proud of. Also be sure to check whether there are any complaints against the company and if they have been satisfied. Always look for honesty, integrity, and professionalism - not necessarily the lowest price - when considering hiring a mover.  

2 - What's the next step, after I'm convinced I want to hire a specific mover? 

At Olympian Moving, we make an appointment for our sales consultant to visit with the customer at their residence to perform a needs analysis and determine which services they want us to provide. We then customize our pricing according to those needs. The customer receives a written estimate for the move.  At that time, we discuss moving dates, determine the hours or days required to complete the move, and schedule the move, based on both the client's need and our working calendar.

We phone all of our customers the day before their move, to double-check all the information with them.  We then follow through with a call each day thereafter, from packing day to loading day to delivery. We usually make that final call on the day of delivery or the day after. This is way we are assured that we have a satisfied customer, and our customer knows we truly care about them. Our job is to remove their stress so they can focus on all the other matters that go along with relocation. 

3 - What happens if any of my items get damaged? Are my goods covered?

We do our best to take care with every item, but accidents do happen. I always recommend that our customers to take the Full Replacement Protection coverage we offer, regardless of whether they are moving locally or long distance. You can always opt for the legal liability at no cost, but it's a good idea to find out first how much coverage this really offers. We take the time to explain this coverage in full detail so that our customers understand the differences between both options.

4 - Do you recommend I do my own packing or have it done by the movers? How do I know what size cartons I will need, and what to pack in them?

If your budget allows for it, the movers can of course pack everything. However, when you are looking to keep costs down, I recommend that you pack the non-fragile items yourself, such as books, pots and pans, linens, etc. and then have the professional packers take care of your fragile items, such as dishes, glassware, china, mirrors and the like.

As far as what to pack in which boxes, we provide a list that will help you identify which size cartons you'll likely need for specific household items.

5 - Should I take everything with me or get rid of some things? I don't know if I'll need everything, but I'm not sure now is the time to begin throwing things away.

I always suggest that our customers picture their life in their new residence. How do your current possessions fit in with your new home and life in that home? Take as much time as you can afford to really think about whether you will need these things for your new home. Will you even use it if you bother to move it? If you know for sure there are things you will not use, have a garage sale or give the items to a charity that can use them.

Excitement was in the air here in San Diego with many people predicting the San Diego Chargers representing the American Football Conference in the 2010 Super Bowl. Alas, perennial bridesmaids.

www.phoenixpropertyshoppe.comThe real estate industry is loaded with training courses, gurus and the next 'latest and greatest' way to make your pratice profitable. If I were to ask you how many times have you actually gone home and put the tools to work - what are the odds the answer would be 'slim to none?' I know what I'm talking about, here - I was one of those folks who turned into a seminar junkie my first five years or so in the business, and I had allthe tapes, CDs, and massive books to prove it! Very rarely did I actually follow a specific plan consistently until about 1993. 

And then I got it.

 

Stop this craziness, pick a plan, and just do it consistently and methodically!

I liked parts of several plans, so I made up my own plan of action, and I've been following that plan for years. From time to time, I discover other valuable tidbits that I add, and there are always a few ideas that need to be released, as they're outdated or just don't produce good results. This past yearActive Rain has been a major part of my business plan.

The other day a good friend of mine sent me this quote:

"Most people do not really want freedom, because freedom involves responsiblity,
and most people are frightened of responsibility."  ~ Sigmund Freud

So why do so many agents keep buying into program after program, yet never get anywhere? Because the ads tell them they will learn the secrets of success - and it's EASY. So they go to the next seminar, shell out a pocketfull of money, only to find, once again, that it's up to them to do the work. But who wants to do actual work?! That sounds hard ... like it might take effort and energy. So they buy into the next greatest and latest program, hoping the real secret to their business success is just around the corner - and effortlessly it will all come together for them - and of course with little or no consistent work.

No matter how much they spend, how many programs they amass, how many CDs they listen to ... the bottom line is that they're still responsible for making it happen and doing the work consistently. They still need to figure out what they want, make a plan, create a vision, and work it out. No guru can do that for them. But agents (insert any industry here) don't like that. So they jump back in to another new course ... again and again and again. Are you seeing the picture here? What is your plan of action now?

 

If you are willing to take 100% responsiblity and work consistently, you can have anything you want. It's that simple.

How Can You Apply the "Golden Rule" in Your Business?

We all know it by heart because we've been hearing it since we were toddlers: "Treat others as you would How do you apply the golden rule?like to be treated." The Golden Rule has great application in every area of life, not the least of which is business.

One area of business where it has great applicability is the big CS: customer service! Think about it! You call a business for the first time, and the receptionist or CPA (Chief Phone Answerer) rains all kinds of grumpy attitude on you. How do you feel? What if this is your first contact with that business? Be honest. They've already got a strike against them, don't they - and you haven't even spoken with anybody about your problem, project, or question yet!

Have you ever requested a bid or price, and been promised that someone would phone you the next day? Now, I get that we're all very busy ... perhaps with more on our plates than we know how to manage ... but we're talking customer service here. Correct me if I'm wrong, but aren't the customers/clients the heart of any business? Even if your job does not involve direct client contact, if the clients go away, how long will your company stay in business? So how does taking three days ... a week ... several weeks to get back to the client measure up, on a 1-to-10 scale for customer service?

What about the sales professionals (could be REALTORs®, lenders, home inspectors, insurance providers ... virtually anyone in the industry) who are so intent on selling the buyer what THEY want to sell that they don't even hear the buyer describe what he or she wants? Your buyer wants a 4BR split-level, but you've got a 3BR condo that's going for a steal! Is it what your buyer needs? Then why on earth would you try to convince him that it was?

Let's talk networking for a minute. Now, I've been in the real estate industry for nearly 25 years, so it pains me to say this, but real estate agents are among the worst offenders when it comes to doing the Business Card Shuffle at networking events. People do business with those they know, like, trust, and remember. How much can someone really know you or trust you if, before even asking their name - let alone telling them yours - you shove your card under their nose and say, "If you know anyone who wants to buy or sell a home, give them my name"?

Applying the Golden Rule in your business practice - how hard can it really be?

  • Answer the phone with a polite, friendly, helpful voice.
  • Return phone calls and e-mails in a timely manner.
  • Listen to the buyer,and show them properties they want - not what you want
  • Be respectful and interested in other people at networking events.

Master these small steps and you will see vast shifts in your business and personal life!

John Wagner, Hallmark artist since 1970, says Maxine was inspired by his mother, his maiden aunts and his grandmother, the woman who paid for his art lessons. John remembers his grandmother and mother encouraging his artistic interests when he doodled as a preschooler. He eventually attended the Vesper George School of Art in Boston and landed at Hallmark as part of a new artists group. But it was the 1986 origination of the Shoebox Greetings (a tiny little division of Hallmark) that added a new dimension to John's professional life. Shoebox's humorous perspective on the world helped him unleashed his talents, and Maxine was born.

"Cartoonists are sensitive to the insanities of the world; we just try to humanize them," John says.  "If Maxine can get a laugh out of someone who feels lonely or someone who is getting older and hates the thought of another birthday, or if she can make someone chuckle about stressful interpersonal relationships, then I'm happy. Putting a smile on someone's face is what it's all about."

Letters from fans to John and Maxine reveal their very personal connection to Maxine. Many people say they are just like her.  

John, who says he's humbled by such acceptance of Maxine, admits he's proud of her. Now you know the story of how Maxine came to be.
